Real Estate Investing – Time to Reflect

As the end of the year approaches it is time for you to reflect on 2009. As 2009 ends and another year begins it important for you to look back at your accomplishments and pat yourself on the back. It seems we are hardest on ourselves and have difficulty looking at ourselves and seeing the greatness that did occur in 2009.
It’s time to plan for 2010 or as many use the New Year’s Resolution. I prefer to write down all of my plans and implement a date behind each plan vs. using the phrase New Year’s Resolution as the New Year rolls in over 60% of New Year’s Resolutions fade and fade each day further into the New Year.
What plans do you have for 2010?
If you want to improve your health then you need to start a health plan. I enjoy kickboxing so I joined a health center that offers kickboxing and toning exercise classes last summer. You need to find out what kind of exercise you enjoy. Is it biking, swimming, running, kickboxing, soccer, baseball? We live in a world today that has clubs for every kind of sport imaginable so write your health plan today for 2010.
NO EXCUSES
If you want to improve your financial situation then write a wealth plan. I wrote a wealth plan 3 years to increase my financial net worth involving real estate investing. Once my plan was implanted in my mind then I went out an accomplished this plan within a one year time frame.
If you want to improve your monthly income then you need to write a plan to have residual income/passive income coming into your life. My partner and I started this plan last summer and are tweaking the plan along the way to accomplish our goal. April of 2010 will be a celebration for us for meeting our goal 1/3 of the way.
The point is you need to write plans for everything you want in your life. The more you write down your plans and accomplish them the larger your dreams and aspirations become. We live in the riches world and are lucky to live in the US however if you don’t take action none of your plans are going to happen. It does take action on your part to accomplish your plans.

Overcoming Adversity
There will be challenges! Everyone will experience challenges when investing into real estate, some greater than others. Your ability to become successful in this industry is greatly dependent upon how you manage adversity. Do you learn from failures or mistakes or do you dwell on them? Are you willing to ask or to seek out help? We all face challenges. Make the decision today to act in a proactive manner throughout your career in real estate investing. If you have a set back or failure, seek the learning opportunities that have been presented to you and move on. Do not dwell in the past.
Positive Attitude
In addition to learning how to overcome adversity, you will also need to maintain a positive attitude and outlook to achieve success. The thoughts and feelings that you experience on a daily basis will influence your actions and your overall success in real estate investing. Have you ever noticed that most successful people seem to always be optimistic or positive? And, have you also noticed that individuals who are not financially successful tend to have pessimistic attitudes or are negative to be around? Choose today to develop and maintain a positive attitude. Your family, friends, colleagues and bank account will appreciate your decision!

Real Estate Investing:
Develop a Plan
Congratulations! You have taken the first step towards achieving your goals by writing them down and by defining them. Now, you must develop a plan of action. Without implementation, your goals will not likely ever be achieved. As you develop your implementation plan, consider your available time, resources and ultimate end result that you are seeking. If you are new to real estate investing, be sure to set small stepping stone goals rather than a single, large goal to begin with. Success is generated over time by taking small, productive steps. Your implementation plan should include daily, weekly, monthly and quarterly action steps. Those action steps need to be translated into tasks and then included in your daily plan. As you progress through each day, be sure to check off each completed task or goal.
As you begin to check items off of your lists, you will begin to feel progress. However, it is not always that easy. You will have some wins and some losses along your real estate investing journey. If you end up off track from your goals, regroup and modify your tasks moving forward. Constant re-evaluation of where you are versus where you want to be is crucial for generating long term success in real estate. On the flip side, be sure to celebrate your wins! After all, you deserve it!

We have all heard how important it is to set goals in our lives, specifically when there is something in particular that we would like to accomplish. But, how effective are you at setting goals in real estate investing? If you are serious about achieving your real estate investing goals, take time to learn from the best about how to make your goals your reality.
Are your goals written down or do you keep them safely stored in your mind? If you have not taken the time to write your goals down, you are significantly less likely to achieve them than someone who has mapped their goals out in a plan. Studies after studies have shown that individuals who write their goals down achieve higher levels of financial success during their lifetimes than individuals who do not write them down. So, what are you waiting for? Start writing!
How to Set Goals
Now that you understand the importance of setting goals in real estate investing, it is time to take action. A goal must be clearly defined with both a time frame and amount. Otherwise your goal is simply a wish. For example, I would like to increase my income through investing in real estate is not a goal. But, I would like to earn an extra $50,000 per year by investing in real estate, starting this year is a goal; it has a clearly stated amount and a time frame to begin. Write down your real estate investing goals, clearly defining each and every one of them.

Real Estate Investing - Section 8

I am currently working with Section 8 on two units in Wisconsin to move tenants into units.
One property is located in Brown County and the other one is located in Winnebago County. Winnebago County is not as busy as Brown County is on their inspections.
The tenant I placed in Winnebago County went smoothly. We had an inspection date within 2 days of Section 8 contacting me per the telephone. I had an appointment set-up on Tuesday. The inspector called me Tuesday afternoon and went over the list of items that needed repair over the phone. After our conversation the report was faxed to me.
I contacted my handyman and he repaired all of the items on the list. The inspector went back to the property on Friday (same week!!!) and re-inspected the unit. We had the unit inspected, repaired and re-inspected all within 4 days! To be honest: This is the quickest turnaround time I have had in all of my years of Real Estate Investing. Section 8 is paying February’s rent. However, it will be 10 business days prior to them issuing the check to us since the paper work needs to go through there system. March payment will be received by the first.
Brown County Inspection failed last week and we have a re-inspection date of February 26. It takes 30 days to set-up an inspection date. Needless to say, this unit failed the first inspection. The tenant is responsible for February’s rent. This particular tenant just called me and is mailing me February’s rent check.
The tenant called me today and she is mailing me out a money order for February’s rent. Section 8 is wonderful due to no more collecting rent checks. However, you need to be upfront with your tenants and instruct them it is there responsibility to pay for the rent until Section 8 pays. When you are talking with them ask them how they plan on paying the rent until the unit passes? It’s a question you both need to discuss prior to filling out the Section 8 papers. Otherwise, you will be giving away 2-3 months rent for FREE (How do I know??) I don’t believe this is something you would enjoy. My accountant reprimanded me on this big mistake. Don’t let it happen to you!
Be upfront with the tenants. The majority of Section 8 tenants that I have worked with are new on the program so it’s a learning experience for them. Section 8 informs the families they are responsible for the rent and utilities prior to unit passing and funds are dispersed!
Most important: Honesty is the best policy. A good line of communication is needed so both parties win.

While a lot of people who make new years resolutions do break them, research shows that making resolutions is definitely useful. People who explicitly make resolutions are 10 times more likely to attain their goals than people who don’t. (Interesting fact) To become even more successful you need to write your goals down on a piece of paper. Successful Real Estate Investors have goals written down on piece of paper.

Every new year, we make resolutions. It makes us feel like we’re getting a new start on life. We’re full of hope and anticipation for the upcoming year.
But it seems that every year the same thing happens. Within a short time, the enthusiasm and hope dissipates in day-to-day life. And there’s one more year that your New Year resolution has fizzled out. Then we feel deflated, sad and guilty; we broke our promises to ourselves. You may even justify your failure to follow through with a multitude of reasons… all of which you know could have been overcome had you had the right systems, strategies, and willpower in place.
Research shows that half of the people who make good resolutions upon the New Year have given up on them by the end of June. It doesn’t matter what their New Year resolution was — to lose weight, exercise, get more sleep, career advancements, an additional stream of income, or better money management.

I found the newsletter to be quit interesting since the topic was on New Year Resolutions. Fascinating to me since I’ve been blogging the last several weeks on how New Year Resolutions tend to be forgotten after the champagne settles.
To reiterate without you having to read the article: Forty to forty-five percent of American adults make one or more resolutions each year.
Can you guess what the top 3 resolutions are? Here you go: Weight Loss, exercise and quit smoking. We are all too familiar with all of these 3 on the list. The other popular resolution is better money management/debt reduction.
In order to achieve better money management skills and debt reduction you need to invest in yourself. Invest in yourself by reading books, listening to audio tapes or reading my blog to find the gold nugget you needed to get out of debt or start to invest in real estate. All of the authors of these books become your mentor to teach and guide you on your topic of education. I have read many books on real estate investing and plan to keep reading many more.

Buying Real Estate interested me when I learned over 80% of millionaires made their fortunes by Real Estate. To be honest: I wish someone would have introduced me to Real Estate investing when I was 28 years old. My family life would have been completely different. I worked a 9-5 job and living pay check to paycheck.
I remember going to the grocery store and marking down on a piece of paper the cost of every item I put in my shopping cart. I know I had $100.00 to spend and NO more. I felt like a bean counter. If I went over the $100.00 then something would have to be put back on the shelf. Maybe you can relate to my situation when I was 28 years old with a newborn baby and a 4 year old. Diapers and Formula and baby food took 30% of my grocery budget.
Well folks, I woke up one day and decided I am going to change my life. No longer am I living someone else’s life. I am living my life. It all starts inside of us. In order to live the life you want to live you have to decide what your life is going to look like. Once you figure it out, then you need to write down your life plan on a piece of paper. Read it twice a day. Once in the morning and prior to bed time. You will start to believe what you wrote down and people will start to come into your lives to help you achieve your goals.

By January 11, all of the hoopla about the New Year and New Year’s Resolutions are forgotten. Did you ever ask yourself WHY? Did you write your New Year’s Eve Resolution down?
I want 2009 to be your Year to Keep and achieve your New Year’s Resolution!
You ask me how what makes 2009 different from all of the other years. This year you are going to write your goals down on a piece of paper and carry them around with you. Read them everyday. You will have them memorized.
Seriously think about what you what to accomplish in 2009 for Real Estate Investing. A few questions to ask yourself: How many properties do you want to purchase? Maybe, you’re a new investor and want to purchase a single family home? What location do you want to invest in? How much money do you want to make each month, per year? Where do you want to go on vacation? What books do you want to read?
It all starts with Goal Setting! The key is writing your goals down and reading them each day to yourself. I get up in the morning and read my goals on Real Estate Investing and before I go to bed at night. Studies have shown successful people write their goals down on paper and read them each day or review them each month. Once you have your goals written down you need to write a plan down on how you are going to achieve each goal. It may endure taking a class or Reading a Book. Maybe you need to find a mentor to teach you or guide you in the right direction of achieving your goals to Real Estate Investing.
Successful Real Estate investing takes a lot of hard work and persistence to achieve your Real Estate Investing Goals.
