I went to hear Kristen speak yesterday.  She was so moving it made me think of all the challenges in today’s real estate market or any real estate market.  Many real estate investors have stopped investing due to the challenges they have faced.

Kristen talked about how she is a firm believer in the law of attraction.   She put it out into the universe stating she wanted to change her life.  Get fit and healthy.  The opportunity came and she grabbed it.  This was a not an easy task for her.  The first day on the farm she worked out like the rest of the days on the farm.   The trainers did not give her a break simply because she never exercised before.  She only had trainers two mornings for a couple of hours.   The rest of the time she worked out with her drive and determination to change her life.

How many offers have you submitted to earn $100K by September 30?  I am submitting over 25 offers in my local market today.  My strategy is to buy the property and find a buyer before I close.  I will have a 45 day closing date from when offer is accepted! 

Did you get this critical step, 45 days from when the offer is accepted NOT written!!!

This allows me enough time to find a buyer for their new home or a rehabber to wholesale the property.   When I go to closing the buyer will fund the deal. 

Real Estate Education is important in your real estate investing business.  There are many ways to educate your self without spending a ton of money. 

I attended my local real estate investment club last night.  They had 4 panel speakers all were local investors.  The real estate group stood up one by one and asked the panel questions on wholesaling properties.  One member of the panel main strategy was buying from sheriff sales.  The other panel speaker was commercial flips.  It was an interesting meeting and great real estate education at an affordable price.

Its great to attend Real Estate boot camps however, I find there is so much information packed into a 3 day event that 80% of it is lost within 4 weeks of returning home.  However, the longer you are a real estate investor the more you learn and when you do attend seminars then you tend to retain more real estate education.

Real Estate Investing – Rental Increases

I had lunch with my friend today who is having difficulties with her marriage.  She is looking into renting out a two bedroom townhouse.  She was amazed at the high cost of renting.  This townhouse rents out for $700.00 a month with an attached garage.  NO utilities included.

She figures it will cost her $1,000 a month to rent out this townhouse.  She purchased her house over 20 years ago at a mortgage of $700.00 a month.  Today, she will pay $700.00 a month for rent without putting any money toward ownership of the property.

This is the magic power of real estate investing.  As the saying goes, He who owns the land is KING!

Today is the best time to purchase real estate due to so many properties cash flowing as compared to two years ago.  I remember shopping here in Wisconsin for duplexes and the realtors instructed me NO duplexes she has seen or bought herself cash flow.  She always figured how much money she was willing to put into the properties each month when she purchased or sold to other investors.

Real Estate Investing:  My brother was over to my house last night.  All he talked about was how bad the economy is and visualizing into the future five years as worse than I could ever imagine.

 Anyway, I went to bed last night with terrible thoughts in my mind…..All I could think of was removing all of these negative thoughts and replacing them with positive thoughts.  In order for all of us to move ahead with our real estate investing we need to think positive thoughts and remove all the negative thoughts from our minds.

 Well, this morning’s lesson with Bob Proctor was on “Abundance”!  I thought to myself, What a Great Lesson in my time of need.  The universe provides each and everyone of use what we ask for.  I asked last night for positive clear thinking and woke up this morning with Bob Proctors Abundance lesson.

Put out into the universe what you expect to receive Today!  I assure you the universe will deliver it to you as requested.

Bob inspires me each and every morning.  I relate all of his topics to my real estate investing business.  During these challenging times we all need to listen to Bob each morning to keep us focused on our end result.  I realize everybody is looking at cutting back to save money however we need to feed our minds on positive thoughts.  Positive thoughts assist us with positive solutions to these challenging times.

Today, especially all you hear is doom and gloom on T.V. from anybody you talk with so it makes a difficult challenge to tune out the negatives. 

It’s truly amazing how a positive attitude and thoughts will provide solutions to your difficult challenges you are facing on a daily basis.

Real Estate Investing; Will You Accept Section 8 Tenants?

Remember:  Section 8 has certain guidelines these families need to meet however it’s your responsibility to do background checks on these tenants!  Screen, Screen and Screen (did I make I point to you?)  I am telling you this through my own experience. 

I will share a story with you listed below:

Last summer I had a Section 8 tenant who moved into my property.  The couple was separated.  The husband’s share of the rent was $175.00.  Section 8 paid the balance of $175.00.  The gas company called me up and started asking me questions about my tenant who lived at this property.  The name was an individual who did not reside in this unit or any of my units.  The tenant was attempting to put it under his brother-in-laws name!  The gas company would not put the gas or electric in my tenant’s name due to this tenant owing money.

Things went from bad to worse in this situation.

A couple of months later, his wife decided to move into the property with him.   Once his wife moved in he stopped paying his share of the rent.  I contacted Housing authority and explained the situation to them.  I had to put everything in writing.  The wife was breaking Section 8 guidelines since she had a place of her own they were paying on.  The husband broke section 8 rules since he was being evicted by not paying his share of the rent.

To make a long story short:  The tenant was evicted and both of them lost their housing assistance (remember Section 8 tenants have alot to lose!!!)  Make them follow the rules.

No wonder they had a heating bill out of control since they had the heat up to 80 degrees in the unit!

Do background checks on all of your tenants!  Screen, Screen, Screen!

Would you hand somebody you don’t know the keys to your $45,000 truck???

Section 8 confirms no illegal drug activity, no sex offenders.  They don’t screen the tenants.

Your concern is Will this family maintain and respect my real estate investment?  This is a concern of all landlords and you better make it a top priority concern of yours to protect your real estate investment.

Real Estate Investing:  I recently read an article from Enlightened Wealth Institute protégé newsletter.  I found the newsletter to be quit interesting since the topic was on New Year Resolutions.  Fascinating to me since I’ve been blogging the last several weeks on how New Year Resolutions tend to be forgotten after the champagne settles.

To reiterate without you having to read the article:  Forty to forty-five percent of American adults make one or more resolutions each year.

Can you guess what the top 3 resolutions are?  Here you go:  Weight Loss, exercise and quit smoking.  We are all too familiar with all of these 3 on the list.  The other popular resolution is better money management/debt reduction.

Real Estate Investing - Goal Setting Critical for Success 2009

 Real Estate Investing success comes from Education and Goal Settings.  I am going to talk about Real Estate Success with Goal Setting for 2009 as the same topic.  You need to have one with the other for success.  Success comes from your visions in your mind.  What dreams and goals do you in vision with Real Estate Investing?  On my last Blog I talked about writing down 100 reasons WHY you want to start investing in Real Estate.  The WHY is your is your motivation factor and your GOALS.

I look back at my success and everything started with a vision in my mind and writing down my vision.  I wrote down I wanted to own a duplex close to my house.  This duplex is 10 miles away from my house.  All of the gurus books, audios I listened to back 2 ½ years ago instructed me to buy close to my house.  So I did.  I envisioned me buying a duplex.  I know in my mind I wanted a duplex vs. a single family home so I started to shop.  My goal was to own a duplex close to my house with a 10 minute drive and buy it prior to 2006.  Guess What, I purchased this duplex December 2006.
