Real Estate Investing – Challenges Moving Mobile Home

Today was an interesting day to say the least. This morning I arrived at the Mobile Home Site and expected the Mobile Home to be gone. Instead I arrived with people voicing their opinion in anger with each other. Swear words were flying around with the top word being Sue!
I immediately instructed the group nothing gets done with high tempers and vicious words. It was extremely difficult to find out what the issues and challengers were with each person strong headed.
The park owners have been a challenge to deal with since we contacted them to instruct them we were moving the mobile home out of the park. They told us what rules we need to follow so we have been following them. However, this morning their driver was as difficult to deal with as the park owners. The end result was the mobile home did not get moved.
The owners would not call their driver back to move the mobile home at 10:30am this morning because they claimed he went up north for the weekend. He had his work week in at 10:30a.m. Friday morning.
This situation could have easily been resolved this morning with the list of items below:
· Park Owners been more willing to work with us (frantic owner who used angry to push himself around).
· Park Owners instruct us to bring a Battery Pack to get the wheels moving when movers contacted them to find out what their driver’s responsibilities were and movers.
· Had the driver waited 10 minutes for the mobile home owner to pick up a battery pack to attach to the wheels?
·
Everybody would of taken a deep breath and worked together vs expressing themselves with angry attacking words.Nothing gets resolved when people are in an angry state as happened this morning. The park owners have not been happy since we requested to move the home out of their park. With this home gone it means loss of lot rent for them. However, this is no reason to be unreasonable with us.Mobile Home is re-scheduled to move this Monday at 8:00a.m. Will keep you posted.Cashflow Cindy

It’s Based on Cash Flow, not Comps
If you’ve ever bought a house, you know how it works. The value of the house is almost always based on comparable sales. Comparable sales–or “comps,” as they are called–are homes similar in location, square footage, number of bedrooms and bathrooms, lot size, and type of construction.
Imagine you purchase a property that is worth $300,000. Its value is based on the comps–which means that the house next door likely sold for around $295,000, the one across the street for $304,000, and the one down the street for $299,000. So in that neighborhood, your property is worth $300,000.
The property has a tenant who pays $1,100/month. But he is leaving, so you put a new tenant in that pays you $1,300/month. Did the house go up in value? No, it’s still worth $300,000 regardless of what the tenant pays you. Why? Because its value is based on comparable sales.

The homeless shelter contacted me yesterday to request information on my unit for rent. We have a lower duplex for rent in front of the homeless shelter.
The director of the homeless shelter drove around the neighborhood looking for real estate rental properties available for rent to fit in their low income housing program. They are starting a New Program where they pay the rent for low income housing. She asked me how many bedrooms, baths, size of the unit, what is all included and monthly rent.
They have noticed a pattern with many of the people staying at the homeless shelter. It seems many of them are repeat customers who leave and come back again and they leave and come back again. Evidently this process repeats itself over and over again. This is a new area for me.
Due to many of them repeating this process, they are stating a new program where they will pay their rent and Utilities. Will this program be the same as Section 8? I have many questions to ask them. However, if the money is paid for the rent each and every month by The Homeless Shelter then in my eyes it is secret real estate cash. Meaning: I don’t have to contact they tenant by phone, email, text message or letter requesting the rent be paid on time. With the Section 8 or Homeless Shelter Program once the contracts are signed, they mail us the check by the 1st of each month. Would you call this Secret Real Estate Cash?
The homeless shelter is contacting me sometime within the next couple of days for a walk through of the inside of the unit. This particular unit is Section 8 ready! All screens are on windows, windows are all new and operable. Section 8 does not require the windows to be new, however, they do require them to be operable. Meaning: if the window is pushed up; it must stay up! It can’t fall down because many of the Section 8 families are single moms with small children. No child needs to have their hand smashed in a window! Section 8 is secret real estate cash.

I will mention; due to this unit being so close to the homeless shelter, it has affected renting this unit out. Many of the people who call ask if I have an issue being so close to the homeless shelter with break-ins. My answer is NO! I have never had an issue with somebody attempting or beaking into the upper or lower unit due this property being so close to the homeless shelter.
The unit upstairs is rented by a Section 8 tenant and currently somebody is renting the lower unit however he is requesting to break his lease since his wife and he are back together.
The rental market is growing stronger each day. My suggestion to you is to buy rentals when the market is down so they cash flow substantially. When the rental market gets saturated, you can compete because you purchased the property at a .50 on the dollar discount.

I have never experienced such a HOT rental market in the years that I have been investing in real estate. By this weekend, I will have three units filled with one year leases in place.
The one unit just became vacant the beginning of March and I already have a tenant placed to move into the property April 1. One month loss of rent is not so bad. I’d rather have no month’s loss of rents however I will not complain.
The rental market is getting stronger and stronger each day so my advice is to buy some rental units NOW. Do you have money set investing for your retirement? Or are you having struggling to save money each month for your retirement?

The program will often pay the landlord of the rental property a differential between the family’s household income and the fair market rent for the property. In simpler terms, this program is a federally sponsored subsidy program for individuals seeking to rent properties, offering funds on behalf of the renter to the landlord. The program not only allows more families to find affordable housing options, but increases the openness of many landlords to rent their units to these individuals or families. With the added financial security of Section 8 funding, landlords feel more financially secure when choosing renters of lower income and personal credit status.

How do Landlords Qualify for Section 8 Funding?
The units must meet the standards as outlined by the PHA to qualify for Section 8 funding assistance. If the unit for rent meets the standards, the landlord will receive a payment from the PHA when the tenant moves into the rental unit. Landlords must offer reasonable rent for their area in order to qualify as well. To apply, landlords must apply to Section 8 for consideration.

We are heading in the last week of February with March around the corner in one week. We will now refer to our New Year’s Resolution as Goals, Targets or Objectives.
I would like each one of you to post a comment to inspire others or assist others who are having a difficult time getting back on track with their Real Estate Investing Goals. Due to outside forces as Birthday Parties, Weddings, Fun or working 60-70 hours a week.
Remember: Successful Real Estate Investors do what unsuccessful people hate to do. We all know what we need to do in order to accomplish or goal or to get back on track. But, how many of us do it?
I for one, truly, don’t like to be a landlord: I avoided an issue with one of my tenants last year. It would have been smarter for me to tackle this issue last year. However, I avoided the issue because I didn’t like to do it or it was something that I had to learn. It was easier for me to follow the avoidance mentality than be nervous or in an uncomfortable state of mind.
Today, I am targeting the issue head on. We are communicating with each other to resolve this issue. However, this issue should have been taking care of immediately when I discovered it last year vs. waiting one full year.
Today, I am tackling the issue. The tenant is communicating with me. We are in the negotiating stage and will be resolved by end of February.
Why did I wait a whole year to tackle this issue?
It goes back to me being afraid; the term FEAR! Stepping out of my comfort zone was my main reason. Today, as a successful Real Estate Investor it’s critical to be uncomfortable otherwise we are sitting idle and in order for all of us to grow. It involves being uncomfortable.
I found doing the tasks that I don’t like to do have become a habit for me. Successful people have made a habit out of doing the task they don’t care to do.

If you have a set back or failure, seek the learning opportunities that have been presented to you and move on. Do not dwell in the past.

In addition to learning how to overcome adversity, you will also need to maintain a positive attitude and outlook to achieve success. The thoughts and feelings that you experience on a daily basis will influence your actions and your overall success in real estate investing. Have you ever noticed that most successful people seem to always be optimistic or positive? And, have you also noticed that individuals who are not financially successful tend to have pessimistic attitudes or are negative to be around? Choose today to develop and maintain a positive attitude. Your family, friends, colleagues and bank account will appreciate your decision!

I want 2009 to be your Year to Keep and achieve your New Year’s Resolution!
You ask me how what makes 2009 different from all of the other years. This year you are going to write your goals down on a piece of paper and carry them around with you. Read them everyday. You will have them memorized.
Seriously think about what you what to accomplish in 2009 for Real Estate Investing. A few questions to ask yourself: How many properties do you want to purchase? Maybe, you’re a new investor and want to purchase a single family home? What location do you want to invest in? How much money do you want to make each month, per year? Where do you want to go on vacation? What books do you want to read?
It all starts with Goal Setting! The key is writing your goals down and reading them each day to yourself. I get up in the morning and read my goals on Real Estate Investing and before I go to bed at night. Studies have shown successful people write their goals down on paper and read them each day or review them each month. Once you have your goals written down you need to write a plan down on how you are going to achieve each goal. It may endure taking a class or Reading a Book. Maybe you need to find a mentor to teach you or guide you in the right direction of achieving your goals to Real Estate Investing.
Successful Real Estate investing takes a lot of hard work and persistence to achieve your Real Estate Investing Goals. With the New Year of 2009 we are still in the middle of confusing with the banks changing their criteria almost daily. Even the mortgage loan officers are experiencing challenges with the rules changing daily. The banking industry is going under significant changes. We are still in the middle of these changes and too be honest and wondering when these changes will subside. Today Banks are expecting home buyers to have immaculate credit. This makes it extremely challenging for you and I use the Retail Flip Strategy in Real Estate Investing. We used to buy a home, fix it up and then turn around and sell it to a home owner. Today, the appraisals are coming in low or lower than 1 year or even 6 months ago. Everybody even the appraisers are running scared. They don’t want to appraise the property to high for fear of a law suit or lose their jobs (no pointing of fingers). Today the whole mortgage industry is running in FEAR. FEAR has never been a way to run a successful business or base decisions off of FEAR. When it comes to real estate investing we need to remove the word FEAR and base our decisions on running the numbers.
Today is the best time to purchase cash flowing real estate. 2009 is all about running the numbers. When you run the numbers and the property pays for itself then you need to be serious and think about moving forward on real estate investing.
